Miamisburg OH House Buyers: The single most important room in the house when you are selling is the kitchen. The kitchen seems to be the very hub of activity. Whether there is a nice dining room, a family room, or a formal living area with the most comfortable furniture you can imagine, the natural family gathering place appears to be the kitchen.

It seems no matter what you do, your guests and family somehow always end up around the counter next to the sink. So with this in mind, it should be obvious that your kitchen must be the best it can be when you want to sell. If you just have enough cash to fix one room, fix the kitchen. This is where the buyers will look the hardest. It’s where they look through the drawers, open the cabinets, and turn the water on and off, just for good measure.

“The single most important room in the house when you are selling is the kitchen.“

The water pressure should be decent. The fixtures in the sink must be updated and shiny, shiny, shiny. If the sink is beat up, replace it with one that is free from scratches and can be cleaned to perfection. When you must replace these items, don’t think you have to go to the priciest home improvement store in town to buy the parts. Where cash is short, try a surplus construction store, a Habitat ReStore, the Goodwill, Salvation Army Thrift Stores, or any other store that carries construction items. You are selling the house. Why pay $80 for a kitchen sink faucet when you can buy a very nice one that may be missing only its box for half the cost at a charity or other surplus store?

The most important thing is that when you show your house to a potential buyer, the house looks clean and well kept, and the kitchen is nice with updated fixtures, a nice sink, and appliances that are adequate and clean. If you aren’t including the appliances with the sale, you won’t need to replace them if they are old, obviously worn out, or have outlived their usefulness. Be sure that you make that clear when you show the house. If you are not living in the house you are selling, remove the worn out old appliances before you show it as you won’t be needing them and they will just make the room look a bit worse.

Today’s buyers are looking for different things when they plan to buy a house. Be sure to mention anything that might be of interest to a variety of buyers when you make your listing.

House Selling Tips – Centerville OH: If you are selling your home by owner, do you know what today’s buyers are looking for in a house? The answer may surprise you as they aren’t all looking for the same things.

While those who are looking for a house to live in may want the same basics in a new house, others are buying houses for different reasons and may therefore have different criteria. Real estate investors are looking for things like location, resell possibilities, bargain prices that will allow them to make the maximum profit for the least amount of outlay, and possibly the rental market in the neighborhood. If they plan to fix the house up to rent it out, there isn’t going to be the demand for perfection in the details. They would rather tighten up the loose doorknobs and repaint the living room than pay an extra several thousand dollars for the house.

“Some home buyers are more interested in location than in the actual beauty of the house.”

A home buyer will have something else in mind. They want to pull up in your driveway and be charmed by the curb appeal. They will want to feel as though they will be proud to live there. Then they’ll walk through the front door and start looking for all the obvious and stand out things that make the home pleasant. Giving the house a fresh coat of paint all over, inside and out, will do wonders in that case. The house will appear cleaner and better cared for and you’ll be able to do that with the minimal expense of a few gallons of paint.

Some home buyers are more interested in location than in the actual beauty of the house, however. Make sure that if your house is conveniently located to stores, good schools, libraries, coffee houses, gyms, recreation centers, or natural parks and other places that appeal to those in the business of living full and active lives, be sure to mention these prime spots to your buyers in your listing information.

Is the house in an area known for its quality of living or does it have award winning schools? Say so. Tell buyers as much as you can within the listing so you can appeal to a wider audience. There is much competition out there in today’s real estate market, so give your house every advantage you can think of when you discuss the features of the home and the neighborhood it sits in.

The people that buy ‘ugly houses’ are real estate investors looking to build their real estate holdings to add to their net worth. You can sell to them for a quick and hassle free sale.

Belmont Ohio Real Estate Investors: You may have heard the advertisements on television or radio. There are billboards popping up all over the country. They say things like ‘We Buy Ugly Houses’ and ‘Sell Your House for Cash.’ It’s interesting, to say the least. Who are these people and what is their motivation for buying houses in all states of disrepair?

They are real estate investors that are trying to add property to their portfolios. Many of them use their property holdings for collateral to buy more property. After all, when you own property you have something to take to the bank to show as proof that you have financial stability. Loans are hard to get nowadays, even for those in the real estate investment business. Having a healthy portfolio that shows your net worth is certainly one way to get access to the bank’s money for buying further investments.

Selling to an investor means that you can walk away without going
through the usual sale process or estate auction.

What does all this mean to you if you want to sell your house? It means that you will be able to sell your house in a hurry to these real estate investors no matter what the condition of the house. The best thing about these ‘ugly house buyers’ is that you can sell your house to them without doing a thing to it. No repairs are necessary. You won’t have to replace the leaky roof. Last year’s garden can remain just as it is, dead plant stalks and all. They will buy your house and it will usually be for cash. The sale will take place in a hurry, with the investor doing all or most of the paperwork involved.

While this may just sound like a quick and lazy way to get out of selling your house in the ordinary way, it can honestly be a God send to those who are selling out of financial necessity or for reasons of tragedy or other stressful events. When one spouse dies, for example, the other may simply want to sell the house and move. There may not be finances or energy to go around fixing up, remodeling, and clearing out the things that the couple has accumulated over decades together.

Selling to an investor means that you can walk away without going through the usual sale process or estate auction. You’ll receive an offer, which you can accept or deny without obligation. Get a full explanation of what will occur and how much you will receive before you decide.

If you have water piped into your home or there is rain and weather, flood is a possibility.

Kettering Ohio House Buyers: When you are selling your home you may have already moved, leaving your house for sale unattended and open to potential trouble. One thing that could happen to the house is that the pipes break due to plumbing flaws, aging connections, or frozen pipes. This will be a problem because there is no one to shut off the water right away. In most cases the flooding might be discovered when the house is being shown to potential buyers or perhaps by someone who you have asked to keep an eye on the place for you.

There are flood damage companies that you can hire to go in and assess the damage, and then begin on the repairs necessary to put the house back into commission. If the water has been sitting for awhile, the damage could be deep and extensive. If it was a small leak, or was discovered and the water turned off quickly there might just be minimal damage. Even a small amount of water damage can be messy and hard to clean up, especially if it has permeated furniture, wallpaper, or other items that may have been on the floor.

Another solution is to sell the house for a discounted price to a real estate investor.

The carpet will need to be replaced if the water has been sitting long enough to produce mold spores. Basically, what the flood damage company will do is to demolish the damaged area and remove all of the damp or damaged materials. They will then come in and replace it with dry and new materials to best match what is already there. You may have to have them replace the wallpaper in the whole room if damage was done to part of it and the wallpaper can no longer be matched.

The best course of action if you aren’t able to return to the house and deal with it yourself is to call these experts in to help you. If you have flood insurance you can collect on that to help with the expense. If not, it might be expensive but will be absolutely necessary to sell the house to buyers that plan to live in the house.

Another solution is to sell the house for a discounted price to a real estate investor. They buy houses in any condition, including flood damaged homes. If this seems like a big hassle for you and you would rather not deal with it, call an investor to see what they will offer for your house as is.

Closing a sale can be the tricky part of selling a house. The best place for showing off the house is on the actual tour where you can discuss the great memories that were made in each room.

Real Estate Tips – Oakwood Ohio: Have you ever sold anything as large or expensive as a house? Most likely, the answer is ‘no.’ That doesn’t mean you should not try to sell your own house. You can do it with a little ingenuity, a good preparation plan, and because you may be the best person to talk positively about the great features of your house.

The trick, as any salesman can tell you, is to close the sale. Once you have an interested buyer, you’ll need to keep their interest up and carry it through to the final closing of the deal. This may be the most difficult part of selling your own house. So how do you generate interest strong enough to make it through to closing?

When you speak to the potential buyer be upbeat, but never pushy.

No one likes a pushy salesman. Since you’ll be talking about your great house, your enthusiasm will naturally show through. Being too formal and robotic will not be the best strategy as the buyer is looking for a warm, cozy feeling new home to move into. Too cold and formal in your presentation and the buyer could be put off without even knowing why.

The actual tour of the home is where you can really shine in your presentation. Be friendly, chat it up with the buyers, and be sure to discuss any questions with them that they may have. Be honest in your answers as it is a fact that every house has its flaws. They will want to know what flaws are present in your house. It may be too unbelievable for them to be told that there are no flaws.

Give them a good picture of how each room was used by your family.

A den, which may be called the media room at this point, may have been the scene of regular Friday night popcorn and movie nights with the kids and their friends. The kitchen may have been the place in which the traditional 8 dozen handmade tamales were made every Christmas holiday with several family members lined up along the counter and the island, each sharing in part of the process. The new barbecue pit may have been the setting for many happy weekends with neighbors who enjoyed gathering there for burgers and horseshoes. Talk about each of the rooms and areas as though they hold possibilities for many memories made.

You need to use signage that is recognizable, yet unique for best results.

House Selling Tips – Riverside Ohio: It might just be as simple as your sign advertising your house for sale. The way you advertise your house when you want to sell will usually take the traditional road and you’ll stick a red and white sign in your front yard that looks like all other signs in houses for sale by their owners. Why not do something a bit different that is more likely to grab the attention of those passing by?

Since the traditional sign for houses is red and white, why not buy a custom sign for a few dollars more that will stand out in a completely different color? Try neon green, orange, or day glow yellow. Perhaps it would be more interesting and much more visible if printed on a luminescent color that glows in the dark. Since there are so many houses with the usual red and white signs out there, you can go with something different.

Whatever type sign you use, be certain that the information is very easy to read.

There is definitely something to be said for recognizable signage, however. Everyone knows that a red and white sign outside of a house means that the house is for sale, or perhaps for rent. While this is a good thing, there are so many these days that you may want to give the other options a try.

Whatever type sign you use, be certain that the information is very easy to read as someone is driving past. Keep it as simple as possible without complicated graphics and confusing fonts. Block letters and numbers work best. If you believe that you would like to go with a red and white sign, try placing a border around it to cause those driving by to do a double take. You can use Christmas trim designed to be outside. Try glittery plastic pine boughs, garland, or jingle bells and ornaments.

The idea is not to do something completely different or it might not be instantly recognized by those looking for houses that are for sale. The idea is to use a traditional type sign that is universally recognized, but with a bit of a twist that causes viewers to take a closer look. Balloons are always a good way to attract attention, so stick a few on your sign, especially on weekends or when you plan to hold an open house. The recognizable sign enhanced by something a little different may get you the attention of an interested buyer.

Ohio House Selling Help – Clayton House Buyers: When you have had an offer on your house, you’ll give the buyers a counter offer that is typically a bit higher than what they have offered you in price. The usual scenario ends in the final price being somewhere between the asking price and the initial offer sent to you by the buyers.

There’s more than price that can be negotiated, though. This might be a good place to look for things you can offer the buyer other than a lower price if you don’t have the wiggle room where the money is concerned. A house contract usually does include things such as appliances left for the buyers or taken by the sellers, a boat with which to enjoy the nearby lake, a four wheel drive vehicle worked into the contract for the buyers as they will need one to get around the neighborhood in the winter.

Sometimes adding extra ‘perks’ works better than money off the asking price.

You may owe a significant amount on your home mortgage which you’ll have to pay off when the sale is complete. It might even be enough that the buyer’s offer will have to come very close to the original asking price in order for you to make the mortgage payoff. Where this is the case and you have an interested buyer, be creative about what else you can offer in place of actual cash money off the price of the house.

Is there a beautiful and picturesque porch swing that really makes the look of the house complete? You were planning on taking to your next house, but perhaps the new owners would love to have it. What about the custom chandelier over the dining area? You had planned to take that, too, but the buyers really like it and were a little disappointed to learn that you excluded it from the purchase. Put it back into the negotiations and let them keep it.

If there is something the buyers like, but you were planning on taking it with you, let it go. If you’re desperate to sell the house and the only thing holding you up is a few thousand dollars in negotiation of the price, try adding the items back into the contract to see if the buyers are happy with that. Your $300 chandelier could save you the sale of your house and $3000 in the final contract price. Weigh the importance of the items versus getting the house sold to help make your decision.

Buyers will want to know what your town has to offer.

Ohio House Selling Help – Brookville House Buyers: Buyers will have many questions for you about things in your community. The surprising fact is that many people do not know much at all about their own neighborhoods. This is especially true today when money is tight and it seems you must work perhaps a second job just to keep up with basic needs. The kids get up very early with you and go off to school or daycare. You all arrive back home at dinner time, eat, prepare for bed, and that’s about it. The lucky ones may have a day, or at least part of one day, on the weekend to recreate or just relax. The drive to and from work is a direct route, usually the same each day, and you probably have your regular stops to do errands.

This is one scenario that’s typical for today’s families. If this sounds like your own life, you may have never stopped to think about what’s around your home that others might need or enjoy. Your buyers might be into things that are the farthest from your mind. For example, you may be interested in watching football on TV on Sundays, but if you do it from home you wouldn’t really know where the sports bars are in the area. You might not think anything about baseball at any time in your life, but your buyers may have kids in the travelling softball leagues and will want to know where they can find the closest batting cages. You don’t even drink coffee, but your buyers might need to ride their bikes on Saturday mornings to the local coffee house. Do you know where it is?

Your buyers might be into things that are the farthest from your mind.

Another very important thing to know, especially if you have a home suitable for families and in a neighborhood likely to be inhabited by those with school aged children, is where they go to school. If the school has an award winning science program, know about it so you can share that with buyers who ask. Are there some excellent private schools or charter schools in your area? Explore these facts so you can share them.

Homes are basically the same. They have bedrooms, kitchens, baths, and living rooms. Everyone lives in a home. That means there are going to be buyers of all different kinds that will have a variety of interests. If you don’t know where to begin, go to your local Chamber of Commerce and they should be able to help you.
