Put it back into the negotiations and let them keep it.</p>

If you’re desperate to sell the house and the only thing holding you up is a few thousand dollars in negotiation of the price, try adding the items back into the contract to see if the buyers are happy with that. If you look at the whole house at once you could easily become discouraged.</p>
<p style="text-align: justify;">The closets should have all clothing hung neatly on hangers with buttons buttoned and facing the same way. The shoes should be lined up neatly in pairs. Linens and towels can be folded the same way and neatly stacked by size and type.</p>
<p style="text-align: justify;">When you get to the kitchen, don’t forget to do the cabinet under the sink, as most buyers will take a look under there. Organize the spices and condiments in the cabinet so that they are neatly in rows. Dishes can be stacked by size and color. Cups can be placed in neat rows by size and type. Coffee cups can be hung from cup hooks or lined up on the shelves in the cabinet with all handles going in the same direction. Buyers will look in all of these places, so it’s essential that you are prepared and give the impression of being organized.</p>

A commission won’t be necessary if you sell the house yourself, but plan to spend some money on the marketing whichever way you decide to advertise it.</p>
<p>If a buyer’s agent finds your home for their client, you might be asked to pay that agent about 2% for bringing the buyer to you. Closing costs will be required on the day you close the deal. They include such items as attorney’s fees, appraisal or home inspection fees, and excise taxes if applicable. If any property taxes or homeowner association fees are in arrears, you may be required to pay them before the deal can close.</p>
<p>Find out what each of these expenses will be in your situation. If you believe it will be too much for your budget to handle and there isn’t enough equity in the house to warrant a profit, call a real estate investor for an offer on your home. They charge no fees and no repairs are necessary.</p>

It would be very rare for you to show the house to one or two buyers and have a sale. Like selling anything else, it takes contact with several potential buyers to make just one sale.
